This proposal is an opportunity to plan for and provide approximately 700 new homes to support Brackley as it grows.

The designs are for a mix of different sizes and tenures, the details of which would be confirmed at the ‘detailed planning permission’ stage.

At this stage of the proposals, the illustrative masterplan allows for a mixture of types, tenure, size and costs of homes to meet the varied needs of existing and future residents. The objective is to contribute to the creation of a mixed, balanced and inclusive community.

Whilst the detailed design of individual properties will be confirmed at the ‘detailed planning application’ stage, a significant number of new homes will be affordable in line with policy requirements. This will be secured through a legal agreement at the outline planning application stage.

The over-arching principle is to ensure a balanced mix of new homes to suit families, first time buyers, later living and people at all stages.

Later in the planning application process, we anticipate creating a ‘Design Code’ which would specify aspects from building materials to architectural styles. The purpose of the Code is to create a coherent look and feel across the development, adding to its sense of place and helping it to complement the existing town.

We are planning for a blend of buildings up to 2 to 3 storeys in height. This is consistent with the existing residential areas to the east of the site and will help the development to sit within its landscape setting.

The aesthetics of the surrounding landscape, convenience of local amenities, and opportunity to create effective access all contribute to the reason why this site is a suitable location for a strategic and sustainable extension of Brackley.

It is imperative that design quality and the wider aspects of placemaking are considered in a scheme of this size from an early stage. To achieve this, we have partnered with Davidsons Homes because the company is focused on creating residential developments which are more bespoke and individual than most.
