Our Proposals

1. Why does Brackley need more homes and why this site?
Brackley is growing and new homes, built in the most sustainable location, will support that growth. Overall, there is a need for more homes across South Northamptonshire. This proposal offers a mix of quality new homes of different types, sizes and tenures to meet local requirements.
2. What are you applying for?
We are applying for ‘outline planning permission’ for the scheme with the proposals for the site access ‘detailed’. In simple terms, this means we are seeking in principle agreement to our plans from South Northamptonshire Council. If outline planning permission is granted, an application or applications for ‘detailed’ permission would follow at a later date, consistent with the content of the outline permission.
3. When are you submitting the planning application?
Our target is to submit the planning application this spring. We are looking to do that in March, following the public consultation.
4. What about traffic?
Getting to and from the site is important and details are explained in the ‘Access’ page. We are designing the scheme to encourage walking and cycling where we can and, importantly, proposing a new direct connection to the A422 at the south of the site to help keep traffic off the smaller local roads.
5. What about footpaths and the ability to walk on and around the site?
The proposals include a network of new footpaths set in green corridors as well as connections to existing footpaths. We want to make it easy and attractive for people to walk to and through the site.
6. What investment in community facilities or community benefits will there be?
We are proposing a range of community facilities (eg allotments), public open space and other infrastructure within the proposals, details of which are explained in the ‘Our proposal’ page.

The proposals will also generate a substantial developer contribution to local facilities and infrastructure via the Section 106 process.

7. Who are Ashfield Land and Vulpes Land?
Ashfield Land and Vulpes Land are the partners working to propose the site for development. Ashfield Land is an established, privately-owned property development and investment company working nationally across the UK. Vulpes Land is a specialist local property and investment business with strong roots in South Northamptonshire.
8. Who are Davidsons Homes?
Davidsons Homes is a high-quality housebuilder with offices locally and a strong track record for successful developments including Bronnley Gate in Brackley (site of the former soap factory).
9. What’s the planning policy position for the site and how does the creation of the new authority affect anything?
South Northamptonshire Council will be evolving into the new West Northamptonshire Council in line with local government reform and reorganisation. This site has potential strategic benefit and we are bringing this application to South Northamptonshire Council to help it address its requirements for a pipeline of new homes.
10. If you get planning permission, what happens next?
If we get the outline planning permission for which we will be applying this spring, we would then bring a detailed application or applications at a later date, ahead (subject to consent) of starting construction.
11. When would construction of the homes start (if you get planning permission)?
The timetable is subject to securing both outline and detailed planning permission but we would like to think that construction could start in 2022/23. The scheme would be built in phases, the details for which would be defined as part of the consenting process.
12. Will these new homes affect house prices in the area?
We’re proposing a high-quality scheme with strong design principles and a good mix of homes. Our intention is to add value to Brackley and for the scheme to help the town to grow and succeed.
13. How will feedback be used and will there be further consultation?
All comments and feedback submitted as part of our public consultation will be considered and used to inform the proposals. We will prepare a report – a Statement of Community Engagement (SCE) – which will be submitted as part of the planning application.
